As I mentioned in my first newsletter last month, I will share the latest on developments and happenings around town. I know many of us are looking forward to the future interchange at Empire Ranch Road & US-50, but how much longer will we have to wait? City of Folsom officials say this project is still in the works, which involves extending Empire Ranch Road south to US-50 down to White Rock Road. The expansion will eventually happen, but not for several years. Officials say the rate of development will dictate when the project will be complete, which may not be for another 10 years or so.    

However, there is one expansion project nearby expected to begin within the next few years…the extension of Iron Point Road to Saratoga Way in El Dorado Hills. This addition will nicely connect the two areas and make the Folsom to EDH drive much quicker for many residents.

Turning to developments in Empire Ranch. A new project called the 'Harvest Subdivision’ is expected to begin construction soon. The plan includes 116 homes and will be located south/west of the Empire Ranch Golf Club. I reached out to the developer of this project and hope to have more information about it in my next newsletter. 

Folsom events on Historic Sutter Street this month:

  • 49th Antique Peddlers Fair: Sunday, September 18th from 8am-4pm. Tons of antiques & collectibles will be for sale.

End of Summer Home Maintenance Tips:

With summer coming to an end, it’s time to begin your fall home prep. Hot summer temperatures can take a toll on a home both inside and out, so it’s important to make any necessary repairs. Here are a few tips to help ease your end of summer home maintenance:   

Check the chimney

Make sure it’s in good condition and clean. Neglected chimneys can easily start a fire.

Clean the gutters

Debris can accumulate and cause blockages, damage gutters, or bend them.

Crank up the heat

Check your heating system before temperatures drop.

Protect your deck, patio, or porch

Sweep away the summer dust and check the surface of your outdoor spaces for signs of holes, cracks or chipping paint.

Folsom Real Estate

Q: With the start of the fall season just a few weeks away, does this affect the housing market?  

A: Typically, Real Estate in Folsom picks up even more during the fall. Both sellers and buyers are back from vacations and other summer events, which makes them more serious about selling and/or buying. 

My best advice:

For buyers: Don’t wait! Buyers who start their hunt early will likely face less competition and have just as many homes for-sale to consider.

For sellers: Don’t wait, list now! With limited supply and high demand, your home is bound to sell fast!             

Folsom Market Report

Folsom’s market report from June 2016 to July 2016 shows there was an 11 percent increase in the number of homes for sale, but a 31 percent decrease in the number of homes sold.
